What is a pool safety certificate?

A pool safety certificate is an official document that confirms a swimming pool or spa complies with Queensland’s pool safety regulations. These regulations are designed to prevent drowning and injuries, especially for young children.

At Advance Pool Safety, we conduct thorough inspections to ensure your pool area meets all legal requirements before issuing a certificate. If your pool is compliant, we will issue a Form 23 – Pool Safety Certificate, which confirms your pool meets the current safety standards set by the Queensland Building and Construction Commission (QBCC).

A pool safety certificate is legally required in Queensland when:

  • Selling a property with a pool
  • Leasing a property with a pool
  • Buying a property without a valid pool safety certificate (the buyer must obtain one within 90 days)

If you are selling a property and don’t have a pool safety certificate, you must provide a Form 36 – Notice of No Pool Safety Certificate to the buyer. Advance Pool Safety helps property owners obtain the required certification quickly and efficiently, ensuring a smooth transaction.

The validity of a pool safety certificate depends on whether it is a shared pool or non-shared pool:

  • Private residential pools (non-shared): Valid for 2 years
  • Apartment complexes, hotels, resorts (shared pools): Valid for 1 year

Even if your certificate is still valid, Advance Pool Safety recommends regular self-checks to ensure your pool remains compliant.

  • Minimum height: 1200mm (1.2m)
  • Maximum gap underneath fence: 100mm
  • Gates must be self-closing and self-latching
  • No climbable objects within 900mm of the fence
  • CPR sign must be visible from the pool area

We can provide any advice and suggestions to ensure your pool is compliant.

For residential properties (non-shared pools) it’s $150 for a full safety inspection and $44.26 for the certificate (Form 23).

For shared pools, the full inspection is $200 and the certificate is $44.26.

If minor repairs are needed to get your pool compliant we can often complete this work onsite with no cost, except materials. This can save you from having to book in a re-inspection.

A re-inspection is $120 for all pool types (shared and non-shared)

Only licensed pool safety inspectors accredited by the Queensland Building and Construction Commission (QBCC) can issue a pool safety certificate.

During an Advance Pool Safety inspection, we thoroughly check:

  • Pool fencing: Height, gaps, climbability, and stability
  • Gates and latches: Self-closing and self-latching mechanisms

  • Non-climbable zones: Ensuring objects or structures near the fence do not provide climbing access
  • Barrier conditions: No damage, rust, or deterioration affecting compliance

If your pool meets all standards, we issue the pool safety certificate immediately. If not, we provide a detailed report and recommendations to help you achieve compliance.

If your pool doesn’t meet safety standards, we will issue a Non-Conformity Notice (Form 26), which outlines the required changes. You will have up to 90 days to rectify the issues before a re-inspection.
